LOCATION: NE corner of the intersection of Dean Swift Road and
Bear Creek Road.
REQUEST: approval of a subdivision Tentative Plan to divide a
4.5 acre of land into 29 lots ranging in size from 2,807 sf to
5,559 sf in the Medium Density residential zone and in the Dean
Swift Refinement Plan overlay zone.
RESULTS: The City Planning Division APPROVED the plan. Points
of interest in the decision:
* zero lot line townhomes must receive site plan approval and
meet the 45% lot coverage and 35 foot height limit unless
additional land use approvals are acquired
* duplex and triplex units are only allowed on the corners and
must be accessed from different streets
*following lot requirements shall be administered: lot coverage
45%; height 35 ft; front yard setback 5 ft; garage setback 18
ft; side yard setback 5 ft; rear yard setback 5 ft.
*applicant shall plan tall mature street trees along all street
frontages spaced no more than 30' apart and measure at least 2
inches diameter and 4' in height. Maintenance of the trees
shall be by the adjacent lot owner
*all fences or walls for new homes that are located within the
front yard setbacks shall not exceed 3 and a half feet
*two north/south alleys shall not be directly accessed from
Bear Creek Rd
*applicant shall submit a vegetation preservation plan
*street requirements: street side north on Bear Creek the
length of the property shall meet minor arterial standards;
alleys will be 18-20 ft width
* water and sewer provided for each unit
*new streets will have a unique name
TRINITY UPDATE REPORT:
Two e-mails were received regarding the Neighborhood Village
planned development:
1. One neighborhood resident expressed concern and that efforts
be made by the LNA to stop or reduce the amount of overall
development on the eastside;
2. Board member/land use committee member requested assurance
of bicycle pathways be provided.
3. The Board will review the land use chair's position draft at
the Board meeting, FEB 01.
